		<description><![CDATA[Fully agree that the proposed changes are totally unfair to the landlord.Sub letting takes away the right of a landlord to reasonably judge the likelihood of the tenant looking after the property. What is the use of checking references if subletting occurs? Open slather on tenant renovations could be a nightmare - what is reasonable to one person may not be to another and may incur drastic costs to rectify.Even repainting over a dark colour can cost hundreds of dollars.

Should these changes occur the end result will be that no one would want to invest in such a risky enterprise and with a reduced rental market, people who are not in a position to buy will see rent rising alarmingly.

So who can gain by such a proposal? Only those who would rip off the landlord for their own purposes and profit.]]></description>

The smart tenants will be able to rent the property for 12 months at an agreed rate and then sub let out the entire property on a per room basis to whomever they wish at a higher per room rate without the property owners permission,  and make money at the expense of the property owner.

Or for the tenant &quot;home handyman&quot; to make bad alterations to the home which devalues the property at the property owners expense and worse case scenario is that it also decreases the market rent for the home in favour of the tenant (conflict of interest?).

What will be the outcome of this legislation - Investors can invest anywhere:  So get ready for investors to start divesting themselves of residential rental accommodation in New South Wales and watch the NSW rental rates skyrocket further.  NSW investors will purchase rental accommodation in the other states of Australia such as Victoria and Queensland as a result.  

Bad policies always have a repercussion, and eventually require reversing at a later date.]]></description>
